Planning & pricing

A quote shaped around your project.

Your quote is based on what you want to build, your land, the building size, and your choices. Tell us your idea, and we will explain what we need to price it.

More useful than one price per square foot.

Living space, a shop, porches, and land preparation have different costs. We break them out so you can see what your early budget covers.

Buying the land and any other work left out of the quote

This is an example of the cost categories. Your amounts will come from the work and prices for your own property.

Same design. Different property work.

Existing access and nearby services

Check where you can connect and whether the existing water, power, or septic system can serve your new building. Upgrades may still be needed.

Undeveloped acreage

You may need to budget for a driveway, bringing utilities to the building, water or septic work, clearing, and leveling the ground.

Sloping land or limited building space

The building location, drainage, foundation, driveway access, and any retaining walls can affect the work needed and how long it takes.

These are planning examples, not budgets from completed projects.

You do not need every answer before contacting us. Share what you have, and we can identify the next information to gather.

01

Your property and building rules

Gather your survey and property records, including any access or utility rights across the land and rules in your deed or homeowners association. Check who approves the type of building you want.

02

Access and deliveries

Check that gates and driveways are wide enough, with room to turn around. Look for steep slopes, low branches, or other obstacles for delivery trucks and everyday vehicles.

03

Water and septic or sewer

Find out where your water will come from and whether the supply is enough. If you need septic, check local requirements and arrange the required property assessment.

04

Power and other connections

Ask the utility company where you can connect, whether it can serve the building, what work is needed, how long it may take, and what it will cost.

05

Drainage and foundation

Check flood maps, where rainwater flows, and whether the ground needs leveling. Gather the land information needed to plan the foundation.

06

Sun, shade, and daily life

Place the home, porch, outdoor rooms, and shop around views, privacy, sun exposure, and how you use the property.

Useful starting points: TCEQ septic planning guidance and FEMA Flood Map Service Center. What we learn about your land helps determine the work your project needs.

Your result: a written record of the final review and a contact for follow-up questions.
What sets the schedule?

Driveway access, missing information, design choices, expert reviews, permits, utilities, materials, and weather can affect timing. Your schedule shows the main steps, decisions still to make, and work that needs to happen first.
