Planning to use a loan?

Give your lender a clear picture of the project.

We organize the design, estimated cost, and schedule so you can clearly explain the project to the lender you choose.

01

I already own land

Bring the property information, survey, and details of any existing land loan to your lender. Ask how it will evaluate the land and proposed construction together.

02

I am buying land and planning a build

Discuss the purchase timeline and proposed project with your lender before making commitments. Ask what land, budget, and construction information it needs.

03

I am still choosing a lender

Ask lenders whether they finance your type of building and what paperwork they need. Also ask how they release money as work is completed, when inspections happen, and what loan you will have once the home is finished.

Prepare for the conversation

Gather the information your lender needs.

Property information

  • Property location and legal description
  • Survey and available site information
  • Ownership or purchase status

Building information

  • How you will use the building and what you want built
  • Available plans and a summary of the work
  • Living, shop, and porch sizes, once known

Budget and timing

  • Early cost estimates and quotes
  • Estimated choices, costs left out, and decisions still to make
  • Key project dates and builder information

Your lender will tell you what paperwork it needs. Send personal financial documents directly to the lender. We can provide the available work details, quote, and schedule to help explain your project.

Complete Build or Exterior Barndominium Shell Only?

If you choose Exterior Barndominium Shell Only, ask your lender whether it can finance a shell-only project. The lender will want to know who will complete the interior, how much that work may cost, and how long it may take.

Building a home with shop or garage space

A lender that handles new construction can explain its loan options. You can also ask whether it offers programs for rural properties, veterans, or eligible families.

Building for a business

Loans for shops, warehouses, and business properties work differently from home loans. A bank, credit union, or business lender can explain your options.

Oak & Stone is your builder, not your lender. You may choose any lender, and that lender makes all loan decisions. This page offers general planning information—it is not a loan offer or approval.
